Seller / Lister Agreement

This Agreement between you and Spacelinkers Infotech Private Limited (CIN: U72900UP2020PTC129695) applies to every user who lists property on StayLocal ("Lister"), supplements the Terms & Conditions, and prevails over them for listing-specific matters. You accept it by checking the compliance declaration at listing submission; each acceptance is recorded with the policy version, timestamp, IP address and device.

1. Representations and warranties — every listing, continuously

You represent and warrant that: (a) you are the owner of the property, or hold current, verifiable authorisation from the owner (broker mandate, management agreement, PG operating rights) — producible to us on request; (b) all listing information — rent, deposit, brokerage, availability, photographs, amenities, location — is true, accurate and current, and will be kept so; (c) photographs are owned or licensed by you and depict the actual property; (d) the property may lawfully be offered on the advertised terms; (e) your listing and conduct comply with the Listing Rules, Prohibited Listings Policy and Community Guidelines.

2. Verification consent

You consent to verification of your listings and identity signals: OTP verification of contact numbers; review of photos, documents and authority evidence; automated duplicate detection (address and photo-fingerprint matching against other listings); availability confirmation checks; and retention of the resulting records as trust evidence.

3. Conduct toward seekers

Honour advertised terms when contacted; respond to genuine enquiries in good faith; update availability within 48 hours of change; never use seeker contact data for anything beyond the enquiry; comply with all applicable laws in your dealings, including anti-discrimination law and local rental/tenancy regulation (registration of rent agreements, PG licensing, etc., where applicable — your responsibility, not ours).

4. Paid Services

Plans and promotions are platform services governed by the Terms §9 and the Refund & Cancellation Policy. Promotions are labelled and capped; they never exempt a listing from moderation, verification, or these warranties. Fees are exclusive of applicable taxes unless stated.

5. Licence and publicity

The content licence in Terms §7 applies, including display of your listing in search results, SEO landing pages and search-engine structured data. Your first name/display name is shown to seekers you interact with.

6. Compliance evidence

Your submission-time declarations, OTP verification records, and moderation history are retained per the Data Retention Policy and may be produced in disputes or to authorities under the Law Enforcement Request Policy.

7. Indemnity

In addition to Terms §17, you specifically indemnify Spacelinkers against claims arising from: lack of authority to list; misdescription of the property; IP infringement in listing content; unlawful discrimination; and disputes with seekers, owners, co-brokers, or authorities concerning your listings.

8. Suspension, termination, and survival

Breach consequences follow the Content Moderation Policy and Terms §14: removal, suspension, forfeiture of Paid Services without refund, termination, and cooperation with law enforcement where fraud is suspected. Sections 1, 5, 6, 7 and this sentence survive termination.

9. Governing law

As per Terms §20: laws of India; exclusive jurisdiction of the courts of Uttar Pradesh, India.
